Understanding Different Types of Builders

What is a Complete “Custom Home”?

A Moser Building Corporation complete custom home is designed based on your ideas and needs. Instead of searching for a floorplan that is close to what you want, we will create a design that is right for you. By customizing, we offer countless design possibilities, or we can use your plans. We also provide your home with premium building materials and products to ensure it is energy efficient. This helps to reduce the long-term costs associated with utility bills, repairs, and general maintenance of the home.


What is a Production or Semi-Custom Home?

Most production or semi-custom home builders use the strategy of building a large volume of homes at lower prices to make a profit. To do this, they typically have to cut costs somewhere to pass the lower sale price on to the homeowner. This usually means that they use lower quality materials. They may have higher quality products available, but you would most likely have to pay extra for upgrades.

Production or semi-custom builders usually have a limited number of floorplans available.  Some offer alterations to their existing floorplans for an additional cost, but you are limited to stay within certain margins of the plan.

Floorplans

You have endless floorplan possibilities, based on your ideas and needs.  You are not limited in making alterations to the plan when working out a design.

You usually have a limited number of floorplan options and only certain alterations are allowed.  If you do make alterations, it usually results in an additional charge.

Features

Upgraded features are standard and included in the overall price of the home.  You are given certain allowances to make selections in your home, so you aren’t limited to particular brands, quality, or designs.

You usually start with a base price and standard package, then have to pay additional prices for upgrades.  They will usually have a limited amount of selections you can choose from.

Customer Service

You will get the personal attention of the owners, who will guide you through the process from the beginning to the end.  They will also personally oversee every aspect of the construction phase.  They are usually only working on one or two jobs at a time, giving your home the attention to detail that you deserve.

More than likely, you will be working with several different individuals who handle different phases of the construction process. They typically handle several other jobs along with yours at the same time, which doesn’t always result in the personal attention that you need.

Materials

We use premium quality materials on all of our homes.  By following the Five Star Energy® standards, we build energy efficient homes.  This is a long-term cost benefit to you because it can result in a reduction in utility expenses, repairs, and overall maintenance of your home.

You will usually find a lower end quality of material used in production homes.  While this helps keep the cost of the home down when you close, the long-term effect of using those materials may result in extra expenses due to repairs and maintenance of your home.
